Those must-haves may need to go back to the drawing board if you are on a budget, but look for incentives, package deals and promotions, and see what you can lock in by signing up now.

What are some key questions home buyers wanting to build a new home should ask builders?

Ruth Vagnarelli, Hickinbotham Group, says:

1. What is included in the price?

2. How long have you been in business?

3. What do you offer no one else does?

4. Can you explain the building process and time lines?

5. What is the deposit needed to get started?

6. When can we move in?

Graeme Baird, Fairmont Homes says:

1. How strong is your reputation in the market place?

2. What is included in your quotation?

3. Can you please clarify the details in my building plan and specifications?

4. What is your time frames for preconstruction and construction?

5. How will we communicate once we have signed and with who?

Denny Havriluk, Rossdale Homes says:

1. Can you guarantee I won’t be up for any additional costs after I’ve signed a contract? Why? Additional costs after signing can be devastating to their budget, our fixed price contract allows only the client to change the price after contract signing with upgrades, plan changes, etc …

2. Why should I sign a contract before all my costs are established? Customers should understand in most cases the contract price is just the beginning.

3. What footings are included in the standard home price? Why? Standard footings vary widely. The less standard, the bigger the costs later on.

4. All builders say they offer a “fixed price.” Why can this change? Fixed price contracts often include allowances, contingencies and estimates for items.

5. At what point in your process will I know my final price? Often the final price isn’t known until handover due to builder variations. At Rossdale Homes, we have an Absolute Fixed Price Contract Guarantee. Once a client signs the contract there are no variations only the client can change the price, by upgrading appliances, changing something on their plans. Emily Andrewartha, Dechellis Homes says:

1. What is the cost to build a design? This is so the potential client will know if it is in their budget or not.

2. What is included in the advertised price? This is so the potential client will know if it suits their requirements/ lifestyle and know exactly what they are paying for.

3. How long does it take to build? This is asked as most people are unsure how long it takes to build a home and how long the process may be. This question will help the potential client know if building a new home suits them.

4. Are foundations/footings included in the advertised price? This is so the potential client knows if this will be an extra cost or not.

5. Can we alter the standard plans or customise our own plan? This is so the potential client knows that they can achieve the home they really want.

Oakford Homes building team says:
